Cancellation policy by tenant
We always recommend that you take out good travel insurance and, if desired, cancellation insurance.
A booking made can only be changed or cancelled after consultation and with the express permission of the landlord.
Cancellation by tenant
In case of full or partial cancellation of the rental agreement, the following conditions apply:
• Within 10 days after booking : You can cancel your booking free of charge within 10 calendar days after the booking date. To do this, you must return the booking confirmation in writing to Casa 7 Santa Rosalia, stating the reason for your cancellation. After receiving your request, you will receive a confirmation, and any deposit will be fully refunded.
• Up to 6 weeks before arrival: In case of cancellation up to 6 weeks before the planned arrival date, 30% of the travel sum is due.
• Up to 4 weeks before arrival: In case of cancellation up to 4 weeks before arrival, 60% of the travel sum is due.
• Up to 2 weeks before arrival: In case of cancellation up to 2 weeks before arrival, 80% of the travel sum is due.
• Less than 2 weeks before arrival: In case of cancellation within 2 weeks before arrival, 100% of the travel sum is due.
Failure to arrive within 24 hours of the agreed arrival date without prior notice will be considered a cancellation without refund.
Even in the event of early termination of the stay or late arrival, the full rental price remains due.
Cancellations must always be reported to the landlord in writing.
Cancellation by Casa 7 Santa Rosalia
In the event of force majeure, whether temporary or permanent, Casa 7 Santa Rosalia is entitled to terminate or suspend the rental agreement in whole or in part, without you being entitled to compensation or further performance.
A. Force majeure includes, but is not limited to:
• War, threat of war, uprisings, molestation
• Strikes, boycotts, blockades
• Disruptions in energy supply, transport or communication
• Government measures
• Natural disasters or extreme weather conditions
• Shortage of raw materials or personnel
B. The following shall also be considered force majeure:
• Death of (one of the) owners or close relatives
• Business termination or sale of the penthouse
• Circumstances that make it impossible to rent the penthouse in accordance with the agreement
In the above cases, any rent already paid for nights not yet enjoyed will be refunded within 30 days.
Changes and substitution
Changes by tenant
If you wish to make a change to your reservation, this is only possible up to 30 days before arrival, subject to approval by the landlord.
• The modified booking may under no circumstances be cheaper than the original booking.
• Administrative costs may be charged for processing changes.
Substitution
If you wish to transfer the reservation to another party (for example family or friends), this must be reported in writing to Casa 7 Santa Rosalia. The following conditions apply:
• The takeover is only final after written confirmation from Casa 7 Santa Rosalia.
• Amounts already paid will then be considered as paid by the new tenant.
• You remain responsible until the takeover is fully confirmed.
• The transferring and acquiring parties must arrange any mutual settlements themselves.
